A new law come into effect today (October 1) for Landlords in England and Wales that says they have to give new tenants an energy efficiency certificate for the property they are renting.
The scheme must be in place for all EU member states by 4 January 2009. The Energy rating certificate must show the efficiency on a scale of A to G, this is to give the tenant the option to consider energy efficiency and fuel costs on the property they want to rent.
If landlords fail to produce the certificate to their tenants a repeatable £200 fine can be charged per property. However, it’s been said that although Landlords can be fined for not producing an energy rating certificate the landlord is not obliged to act on the information found in the report, some might say this is just another way that struggling landlords are being attacked by the governments.
